I cooked up this video on 1BOG and thought it would be helpful to post here.  Take a look. I’d love to see some real estate data on this.  Seems like enough time has passed to have some solid data on turnover of homes that have solar installed.

If you look at Multiple Listing Service (MLS) data and you’re considering buying a home, or you’re a real estate agent, you can basically sort by everything down to “granite counter tops.”  But there’s not much in there in the way of any energy saving value–yet. Having solar will be a check box that you can sort by soon enough. Here are the math and details behind this video on how details on how solar effects the value of your home.

Great post Dave. It does get old seeing that same home value blurb from the Appraisal Journal with nothing real to back it up. I too would love to see some real data on this, especially for Arizona.

I. After a solar energy systems is implemented, one other factor would be light induced degradation (LID) and when the photovoltaic (PV) system was installed to determine value. Varies by type of module at approximately ~1% per year, … Also the value may be different depending on the schedule and value of energy if based on time and usage for the occupants. If value of energy based on time, the azimuth of the array to the south west or south east would be a factor.

II. Before a solar energy system in implemented, a factor would be the inverse. If a location has yet to implement a solar power systems, then potential of solar may be considered as a “solar lot.” In comparison of locations, one with solar as a resource, and one without solar as a resource. A calculation based on kWh/year can be performed to compare the potential on the roof, ground, …
